We have so much to be thankful for… 20 years of excellence at Rosemary Beach®, a record breaking year in real estate, we are almost totally built-out, and things are changing for the better!

Sales on Scenic Hwy 30-A are up 30% compared to this time last year. The average price of a home is $889,260, and that is a 13% increase over last year. Over 1,087 properties have sold this year and there are 764 on the market. Lack of inventory creates demand, so if you didn’t buy a home last year, it essentially cost you $200,000 in appreciation. In Rosemary Beach, sales are 15% ahead of last year and the average price is up 13% to $1,733,975 with prices ranging from $11,750,000 to $699,000. We have sold 61 properties and have 47 available to buy, and no vacant land left to develop.

I’m so proud to say that Rosemary Beach is finally going to finish the Master Plan for our commercial Town Center that was designed almost 20 years ago. It’s very exciting to see the new construction on North Barrett Square and on the south side, adjacent to the Town Hall. We are even selling pre-construction condos and that hasn’t happened in a while, because we haven’t had any new product to sell. This has been part of the original vision for the community, designed by Andres Duany and Elizabeth Plater-Zyberk of the architecture firm, Duany Plater-Zyberk & Company more than two decades ago.

At the corner of Atticus Road and North Barrett Square there will be a new Town Center building with 5,000 square feet of retail space and 3 stories of condominiums. The condos will have 3 bedrooms with bunks, ranging from 2,200-2,500 square feet and are now available to purchase pre-construction.

On the south side, adjacent to Town Hall, will be another Town Center building housing a restaurant on the first floor with condos above, and a roof-top bar for sunset views. These condos will be 1,500-1,700 square feet with bunks and are also available to purchase pre-construction.

We are also seeing many of the homes that were first built in Rosemary Beach being renovated and updated. Kitchens and baths are getting new fixtures and finishes, and small rooms are being expanded for large spaces for living. Since there are no new lots to buy, I believe we will start to see some ‘tear downs’ of older homes to build new, more modern homes. It has already happened on the Gulf and I believe it will continue throughout the community.

Most importantly, Rosemary Beach is a place where luxury meets paradise and people love to visit and live here. It’s a quality of life that cannot be found any place else and most people that visit do not want to leave. Before I moved here, I would be so sad when I had to leave that I decided I was supposed to live here full-time! Only 540 property owners have the opportunity to own residences here and that’s part of what makes it so special. Our Town Center draws people to its fine restaurants and shopping on the way to the world’s most beautiful beaches. We have 2,500 feet of gulf front for our guests to enjoy, and that’s more beach than most communities have. So why not secure your piece of paradise and start making memories?
